We are seeing something in the South Florida luxury market right now that I have not seen in twenty years — two opposing trends running simultaneously, in the same neighborhoods, across the same price tiers.
Properties priced accurately to today’s market are transacting. Not quickly in the cliché sense — but with the seriousness, the qualified showings, and the multiple-offer dynamics that defined the strongest moments of every cycle since 1993. Buyers above $1 Million are present, financed, and decisive. They are not waiting for a correction. They are positioning into the residences they want before competition tightens further.
At the same time, properties priced beyond what the data supports are sitting.
